Roof Replacement
Complete tear-off, re-deck, and reinstallation using the system that fits your house, your insurance settlement, and Oklahoma weather — not whatever the crew has left on the truck.
What this actually involves.
A roof replacement in Bartlesville is not a shingle decision — it's a system decision. Underneath the shingles sit the decking, the ice and water shield, the underlayment, the drip edge, the valleys, the flashing, and the ventilation. Get any one of those wrong and the roof leaks in five years no matter how good the shingle was.
We tear off to the deck on every replacement. That is the only way to see rotted sheathing, a failed valley, or the improperly installed ice and water shield that caused the leak in the first place. Roof-overs hide problems; they don't fix them, and most manufacturers will not warranty a second layer in this climate.
Every roofing system we install
What goes on under the shingles
| Component | What we do and why |
|---|---|
| Decking | 7/16" OSB or 1/2" plywood, re-nailed to code. Every soft or delaminated sheet gets replaced — we show you the photos before we bill for it. |
| Ice & Water Shield | Self-adhering membrane at eaves, valleys, and every penetration. Oklahoma freeze-thaw and ice damming make this non-optional, not an upsell. |
| Synthetic Underlayment | Tear-resistant synthetic over the field in place of felt. It doesn't wrinkle, doesn't tear in wind, and stays watertight if weather rolls in mid-job. |
| Drip Edge & Starter | Metal drip edge at eaves and rakes, plus a factory starter course with a sealant strip — the two details cheap crews skip most often. |
| Valleys | Open metal, closed-cut, or woven, chosen for the pitch and the system. Every valley gets ice and water shield underneath regardless of style. |
| Flashing | New step flashing, counter flashing, and a chimney cricket where the chimney is wide enough to need one. Re-using old flashing is a leak on a timer. |
| Pipe Boots | New boots on every penetration. Cracked rubber boots are the most common leak we are called out to fix in Bartlesville. |
| Ventilation | Balanced intake and exhaust — ridge vent, static, or turbine — sized to the attic. Under-ventilated attics cook shingles and void warranties. |
Roof Replacement — the questions we get asked
How long does a roof replacement take in Bartlesville?
Most single-family homes in Bartlesville are a one- to two-day job — tear-off and dry-in on day one, finish and clean-up on day two. Larger or steeper roofs, full re-decks, and multi-layer tear-offs run longer. We give you the schedule in writing before we start and we do not stack your job behind three others.
Should I get Class 4 impact-resistant shingles?
In Washington County, usually yes. Class 4 shingles are tested against a two-inch steel ball dropped from twenty feet, and most Oklahoma carriers give a standing premium discount for them. After the May 8 hail event, the math on the upgrade got a lot easier — ask us to price both when we quote.
Do you replace rotted decking?
Yes, and we photograph every sheet before it goes in the dumpster. Decking is priced per sheet and disclosed up front so there is no surprise line on the final invoice. If your deck is sound, you pay nothing for decking.
Will you pull the permit?
Yes. City of Bartlesville permits and inspections are our job, not yours. Any roofer who asks the homeowner to pull the permit is asking you to carry their liability.
